When you need to alter the boundaries of your property, a standard boundary survey isn't enough. A specialized Split/Combination Survey is legally required by municipalities to ensure all new parcels meet local zoning and area requirements.

Our team frequently performs these specialized surveys for clients who are:

  • Splitting an existing parcel into two or more new legal parcels.
  • Combining two or more existing parcels into one single legal parcel.
  • Exchanging land between adjacent parcels to change their configuration (often called a lot line adjustment).

What to Expect from Our Split/Combo Survey:

  • Physical Markers: For all newly created parcels, property corners are marked with 1/2” x 18” steel bars set flush with the ground, accompanied by above-ground wooden stakes as visual witnesses.
  • Certificate of Survey: You will receive a detailed, certified drawing of the newly configured property boundaries.
  • New Legal Descriptions: We provide professionally drafted legal descriptions for the new parcels, which are strictly required for municipal approval, recording with the Register of Deeds, and securing your personal property rights.
