ALTA/NSPS Land Title Survey

Title Insurance plays an important role in protecting lenders’ and purchasers’ land investment. To be able to evaluate the property and the risks associated with issuing a title insurance policy on the property, a title insurance company must, in part, rely upon an up-to-date and accurate survey of the property.

The American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS) jointly developed the ALTA/NSPS Land Title Survey Minimum Standard Detail Requirements, along with Table A (Optional Survey Responsibilities), to guide the preparation of these specialized surveys.

An ALTA Survey verifies the legal description of a property and provides a highly accurate map that outlines boundaries, improvements, easements, rights-of-way, encroachments onto or from adjacent properties, potential zoning violations, encumbrances, and other factors that may impact legal title to the property.

ALTA Surveys are almost exclusively performed for multi-family residential, commercial, and industrial properties.
